submitted by Ivann V. - |Recommended: YesAverage — Pros -Maintenance is wonderful and very very timely. -The area around the complex is clean - Living area is spacious, - Parking is great You are always guaranteed a spot. Cons -Monthly cleaning checks are very strict. If you miss a small thing compared to the overall cleaning job they ding you for it and you have to pay. If you want to avoid getting dinged, you need to be there when they do cleaning checks so you can fix any small particular thing they catch. If you're not there, they will fail you and you are expected to pay 10 for a recheck. If you cant be there for the recheck and you still get dinged, you will be forced to pay an extra amount of money based on the hourly pay they set. If youre busy, you can expect to pretty much be paying an extra 10 each month on top of rent because of these cleaning check errors - The cooling and heating system is VERY VERY LOUD. You cant watch tv or have meetings on the base floor while the heater or ac is on because the fan is SO LOUD. You'd have to bring your tv's upstairs to really enjoy watching anything OR freeze overheat while watching TV downstairs.

submitted by Eli L. - |Recommended: YesGreat place Not perfect, but of the 4 I've lived at in Provo this is the best — The people here are great. Management is very friendly and maintenance so far as been timely. The buildings feel different than other apartments, so definitely check it out before you buy a contract. The buildings are older, but well taken care of. Along with rent you also pay for utilities, a parking pass, billing fees, and internet. This varies, but I would add 55 to cover this. The location is average. Not super close to campus, but also not super far. There is a bus stop across the street, but I always drive or bike. Considering the other options here in Provo I think this is a great place for the price. Definitely recommend.

submitted by Alex M. - |Recommended: YesI think its a fairly good place to live with a good location — I would tell them that it is a good place to be but sometimes repairs on the hot tub or for the apartment take unusual amounts of time, but that overall it is a nice place to be.

submitted by Jeremy P. - |Recommended: NoIt's pretty small, and it is very over priced for what you are actually getting. — Don't live here during the Fall or Winter. It is over priced and somewhat of a dump. Spring and Summer are only worth it if you can get in for cheap.

I like the townhome floor plan with bedrooms on top and living room and kitchen downstairs. The new online management system is a little confusing and cleaning checks have become more stressful over the last few months. However, overall it's a good place to live. Not too far from campus, which is good when you need to walk. The campus shuttle is right next to the complex, which is very convenient. Although, sometimes the pool in the center of the complex can be annoying, but there are time regulations on the pool use.
submitted by Christopher H. - |Recommended: YesIffy on the outside, pure at its heart — Overall I love it here No pest issues in either of the units in which I stayed. Beautiful pool that is available for half the year, and spa that is open year-round There is a bus stop very close by that takes you to the Provo frontrunner station and BYU, and the BYU Ride shuttle stops even closer. Management has always been friendly and responsive, as has been the maintenance team. The biggest problem is probably the driveway and parking areas are all torn up and have probably not been maintained in at least 20 years.
submitted by Cooper L. - |Recommended: YesGreat apartment for the price — I think Sparks is great The buildings are old, but they don't feel old. It can get hot upstairs sometimes during the summer, but it never gets too cold during the winter. I love that the apartment is like a townhouse if your roommate has friends over, you can still sleep upstairs without being disturbed. The pool and clubhouse are great too There is always enough parking, even late at night.
